What a Chimney Inspection Covers
A chimney is a structure, a heat path and a drainage problem all at once, and any of the three can be failing without a sign in the living room. An inspection goes through the whole system from the hearth to the cap and gives you a clear answer instead of a guess.

When to Get a Chimney Inspection
Before you buy a home
General home inspections in Los Angeles rarely go far into the chimney. A cracked flue liner or a failing crown is a five-figure surprise if you find it after closing instead of before. This is the single best time to have one done.
Before the first fire of the season
Months of disuse is enough time for nests, debris and moisture damage to accumulate. An inspection before the first cold night is how you avoid a smoke-filled living room — or worse.
After an earthquake
Masonry chimneys move in a quake, and the damage is often internal — a shifted liner, a separated joint, a hairline crack running through the stack. None of it is visible from the ground.
After a chimney fire or smoke event
Even a small chimney fire can crack a flue liner and open a heat path into the structure. If you have had smoke back into the room, heard rumbling in the flue or smelled something burning, get it checked before lighting another fire.

Chimney Inspection in Los Angeles
The uncomfortable truth about chimneys is that the dangerous problems are almost never the visible ones. A chimney can look immaculate from the street and have a flue liner cracked end to end. That gap is the whole reason inspections exist.
Buying a house with a fireplace
Chimneys are one of the most common blind spots in a Los Angeles home purchase. A standard home inspection typically notes that a fireplace exists and moves on. If the chimney needs a liner or a partial rebuild, that is a serious number — and it is far easier to raise before closing than after.
An inspection is not a sweep
Sweeping cleans the flue. Inspecting evaluates the structure. Heavy build-up can hide the very cracks an inspection is looking for, so where a chimney is dirty we will usually recommend sweeping first and inspecting properly afterwards — and we will say so rather than charging for both blindly.
What happens if we find a problem
You get told what it is, shown the photo, and given a price to fix it. You are under no obligation to have us do the repair, and nothing gets started without your say-so. Plenty of our inspections end with us telling people their chimney is in good shape.
